Start with the purpose of the borrowing, then obtain the lender’s own document checklist. A well-organised file supports an application; it does not guarantee approval.
Start with the purpose of the loan
A home loan is generally used to buy or construct a residential property, with the financed property acting as security. A Loan Against Property is borrowing secured against an eligible property offered as collateral. The lender’s permitted purposes and product terms should be checked before deciding which application to prepare.
Explain the purpose, the property involved and the amount you are considering to the lender. Ask which product is being discussed and request its terms in writing. The two product names should not be used interchangeably merely because both involve property documents.
Organise identity, income and property records separately
Lender checklists typically cover identity and address information, income evidence and property-related documents. ICICI Bank’s published lists illustrate that salaried and self-employed applicants can have different income-document requirements and that additional records may be requested for an individual case.
Use those headings to organise your file, but request the actual checklist from the lender handling your application. Do not assume that a checklist from a different bank, borrower profile or older application will be sufficient.
- Identity and address: check which current records the lender accepts.
- Income: arrange the requested salary, tax, business or bank-account records for your profile.
- Property: identify the ownership and supporting papers the lender requires for its checks.
- Application: keep the current form, applicant/co-applicant details and requested explanations together.
Make the file easy to review
Keep a checklist with three simple columns: requested, available and to be clarified. Label scanned files clearly and make sure all pages are readable. When a document is updated, mark which copy is current so that several conflicting versions are not circulated.
If names, addresses or property descriptions differ between records, raise the discrepancy early. Ask how it should be handled rather than editing a document yourself to make it appear consistent. Never share passwords or one-time verification codes as part of document coordination.
Ask about the complete offer
Before accepting an offer, ask the lender to explain the interest-rate basis, repayment schedule, applicable fees, conditions before disbursement and the terms for early repayment. Make a note of unanswered questions and obtain the documents explaining the offer rather than relying only on a quoted monthly instalment.
A Loan Against Property involves giving property as security. Consider the repayment commitment carefully and ask the lender to explain the consequences of missed payments. The appropriate borrowing decision depends on your own financial circumstances; document assistance is not a recommendation to take a particular loan.
Know who assists and who decides
Lenders assess eligibility and the application against their own requirements. Property checks and the borrower’s financial profile are part of the decision. Preparing every requested document does not mean a loan has been approved or that a particular rate or timeline is guaranteed.
